If you are seeking a fabulous ocean front villa for both your personal use and / or to generate a healthy rental income with an eye on capital appreciation, then this may be the villa for you.
The property occupies a direct ocean front site on the north side of Kamala bay with panoramic views of the bay and beach and walking access to Kamala and even Leam Sing beach ( for the adventurous ) from the foot of the villa. The villa has been immaculately maintained with a professional standard staff that cater to both the owners needs and also paying guests. The current owners are in the hotel business and it shows in the level of finish, attention to detail in the rooms, staff training and general upkeep.
The Thai pavilion style property is set out over four levels. One enters along sandstone walkways besides the twin covered car parking area where even here your cars will have an outstanding sea view and keeps you in anticipation of what is to come! On the first level are two large bedroom suites. Both have modern en suite bathrooms, king size beds and sofa areas with LCD TV and work desks . Each has highly polished teak floors, wooden ceilings and rich Thai decoration. In common with all rooms in the villa, these bedrooms have large open sun terraces, with plenty of space for multiple sun beds.
On the next level down is a further large bedroom suite. Those suites on the beach side enjoy terrace Jacuzzi tubs with sea and beach views.
On the third level down are the master bedroom and master guest areas separated by the swimming pool and open air covered sala which overlooks the bay and has a surround sound audio system for setting or accentuating the mood. The main guest suite has a multi person Jacuzzi tub on the terrace with birds eye views down onto the northern end of Kamala Beach below. The master bedroom suite with it's stylish grey stone faced walls and black granite floors is enclosed in it's own private walled surround for ultimate privacy. One can envisage this inner sanctum being used by the owner and locked off should they wish to let out the rest of the property. As with the other bedrooms, sumptuous Thai decorations add warm texture to the polished wooden floors, ceilings and paneling that embellishes these rooms.
As you walk down to the main dining, breakfast room, kitchen and living area + further guest suite on the lower level, one’s eyes are immediately drawn to the bright blue of the pool being visible behind thick tempered glass. Perfect for mermaid watchers, this is a fun area to hang out in whist others frolic in the pool. This level also houses staff quarters in addition to separate staff quarters on a higher level. The kitchen is fully equipped to handle 14 guests. The living and dining areas room are likewise able to accommodate guests in comfort. A 50in LCD TV provides a focal point for entertainment, there is a large separate internal dining room as well as ample space for on terrace dining.
From this lower level one can have access to the sea via gated steps which lead to a sunbathing area, rock pool and then way to either Kamala Beach, just next door or round the headland to Leam Sing. The easy access from the sea makes this villa great for those who may have a boat in the bay.
One should note that the present villa manager currently lives on site in a bedroom suite that would be the envy of many guest bedroom suites in other villas. Should your villa manager occupy the lower staff quarters or travel in daily, then the villa has effectively seven main bedrooms.
All in all, this is a wonderful property. As a multi level property in the pavilion style it lends itself more to the healthy than the old or young children. It also works best in the dry warm weather of high season due to the pavilion style, although the flip side is that each suite has excellent privacy. One major advantage of this property is that few Phuket villas and no new ones are so close to the ocean yet so secure being above the sea to allow such excellent panoramic views. As property buyers will become aware, the number of villas where one can walk from the property directly to a beach are also very rare. For a several year old property, maintenance is excellent, a testament to the owners and staff. It is well worth a viewing if a seafront villa is on your menu.
From an investment value standpoint, we see this villa has offering excellent value. A new buyer can immediately assume a successful income generating operation and at the offered price, would be hard pushed if impossible to find a west coast ocean front villa of similar size and quality at this price. Thus, we feel future capital appreciation beyond the norm would be expected.
